Each asset's condition, age, depreciation and remaining useful life, along with market demand and, where relevant, its potential to generate future earnings. The purpose of the valuation determines which basis of value applies.

We draw on evidence such as comparable sales, replacement cost and the income the assets generate, and weigh it against prevailing market conditions. The right approach depends on the asset and the purpose of the valuation — see our valuation approaches.

Our valuations follow the International Valuation Standards (IVS) set by the International Valuation Standards Council (IVSC), the relevant accounting standards (IFRS, IAS and IPSAS), and the professional standards of RICS, ASA, API and Taqeem.

Your requirements and the purpose of the valuation, plus any asset registers or asset lists you have. Once we've agreed the scope with you, we'll send a proposal setting out the scope, fees and deliverables.
